Our website, www.Century21BillNyeRentals.com is a 24hour 7 day a week information center that shows available properties. This is a great tool for residents moving into the Central and East Pasco County area. We advertise extensively on the internet utilizing our website and various other websites to maximize the exposure of your property. Currently more than 98% of prospective tenant inquiries are reporting that they viewed our properties on an internet website. Our ads make the phone ring.


2. Industry Network

We use a referral network within our own Realtor Association to help qualified tenants find the right property.


3. Signs

Professionally designed and distinctive eye catching “FOR RENT” signs are placed on the property, if allowed, to attract drive-by tenants.


4. Rent Surveys

We are able to use electronic payments (ACH) to deposit funds directly into your bank account.


5. Property Evaluation

We make recommendations regarding improvements or other strategies to increase property and rental value.

Screening and placement of tenants

We want good tenants as much as you do! We pride ourselves in the quality of tenants we are able to attract. Our extensive tenant screening and credit investigation help assure this.


Vacancies are expensive for both of us. We make every effort to keep our vacancies to a minimum. Our aggressive marketing technique allows your property to be presented to the largest possible market in the shortest possible time.
We have found that the most effective combination to lease properties quickly to the best possible applicants is to price them realistically, and to present the property in its best possible physical condition. Therefore, the owners’ assistance in these areas becomes an important part of the leasing process.


Applicants are required to complete a rental application and to provide credit information and references. We run a total credit check and criminal background on all prospective tenants, looking for any history of delinquent payment habits, unpaid judgments, repossessions, bankruptcies or evictions. In addition we require employment information and may require current pay stubs to verify income. This has proven to be extremely effective in stopping late rental payments.


Once a tenant’s application has been approved, appointments are made to approve the actual lease agreement. We review the issue thoroughly. This gives us the chance to answer any questions and to carefully explain the tenants’ responsibilities as well as our company policies and procedure. This attention to the tenants’ needs greatly reduces misunderstandings and eliminates potential problems.


Rent Collection

All rent is due on the first of each month and delinquent thereafter if rent is received after the 5th of the month. Late notices are sent on the 10th and proceedings are initiated if the tenant does not make immediate arrangement for rent payment. We feel that the collection of rent is one of the most important functions of managing your property.


Supervision of maintenance

Timely and competent maintenance is the key to protecting your investment. We encourage our tenants to alert us of problems so that they do not become major repair expenditures. Our goal is to provide you with this important service at a reasonable price using only qualified personnel. Routine repair and maintenance will be performed as needed and will be based on urgency and importance. We recommend that you allow us to have the Air Condition serviced annually to prevent major repairs.


Property Inspections

Our main job is to protect your property. We make maintenance inspections on both the interior and exterior of the property and, if appropriate, document any discrepancies. It is also stated in our tenant Lease Agreement that we have the right to make routine inspections.


Accounting

Every transaction affecting your account balance is recorded and explained in detail. Our computerized accounting system enables you to see exactly what has transpired with your property on a monthly basis.


In addition to monthly statements, we also provide a complete year-to-date account summary on a monthly basis. This shows you each accounting transaction posted to your property during the year, such as total rents received, total maintenance expenses, etc. This statement is specifically designed to simplify the year-end tax preparation job for you or your accountant.


Our monthly management fee is payable when the rent is received. It is automatically deducted from your account each month and is itemized on the Owners Statement you will receive.


We have the ability to make your payment using ACH and if rent is received timely make payment around the 15th of the month.

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
